What Is Home Loan EMI?
EMI, or Equated Monthly Instalment, is the amount paid by a borrower to the lender every month towards repayment of a home loan.
A typical home loan EMI consists of two components:
- Principal – repayment of the amount borrowed
- Interest – the cost charged by the lender for providing the loan
The proportion of principal and interest within the EMI changes over the loan tenure. Generally, during the early part of the loan, a larger portion of the EMI goes towards interest. As the outstanding principal reduces, the interest component generally decreases and the principal component increases.
Home Loan EMI Inputs
1. Loan Amount
The total amount you plan to borrow.
2. Interest Rate
The annual interest rate applicable to the loan.
3. Loan Tenure
The period over which you plan to repay the loan, usually expressed in years.
Home Loan EMI Formula
The standard reducing-balance EMI formula is:
EMI = P × r × (1+r)ⁿ / [(1+r)ⁿ − 1]
P = Principal loan amount | r = Monthly interest rate | n = Number of monthly instalments
For an annual interest rate of 8%, the monthly rate used in the formula is 8% ÷ 12 = 0.6667% per month. The calculator automatically performs this calculation.

| ₹1 Crore | ₹95,565 | ₹83,644 | ₹77,182 | ₹73,351 |
These are mathematical illustrations, not lender offers. Actual EMI may differ because the applicable interest rate and loan terms vary by lender and borrower profile.
Shorter Tenure
Higher monthly EMI • Faster principal repayment • Lower total interest over the loan period
Longer Tenure
Lower monthly EMI • Longer repayment period • Higher total interest over the life of the loan
How Loan Tenure Affects EMI
Choosing the longest possible tenure simply to reduce EMI may increase the overall cost of borrowing.
Home Loan EMI: Principal vs Interest
Consider a ₹50 lakh home loan at an illustrative 8% interest rate for 20 years. Approximate EMI: ₹41,822. Initially, the interest component represents a larger share of the EMI. As the outstanding loan balance decreases: Outstanding Principal ↓ → Interest Component ↓ → Principal Component ↑.
Borrowers should consider both monthly affordability and total interest cost when selecting a tenure.
Factors That Affect Home Loan EMI
Loan Amount
A larger loan generally results in a higher EMI when other variables remain unchanged.
Interest Rate
A higher interest rate generally increases EMI and total interest cost.
Loan Tenure
A longer tenure generally reduces monthly EMI but can increase total interest paid.
Repayment Structure
The applicable repayment structure and lender terms can also affect the repayment schedule.
How Interest Rate Changes Can Affect EMI
For a floating-rate home loan, the applicable interest rate can change during the loan tenure. When the rate increases, the lender may adjust EMI, loan tenure, or both depending on the lender’s terms and repayment structure.
Home Loan EMI for Salaried Applicants
EMI affordability is generally considered alongside monthly income, existing EMIs, employment profile, credit history, age, loan tenure, proposed property value and down payment. A higher salary does not automatically guarantee a particular loan amount or EMI.
Home Loan EMI for Self-Employed Applicants
Consider EMI affordability against both personal and business cash flows. Lenders may consider income, business stability, existing obligations, banking transactions, tax returns, financial statements and credit history.
Home Loan EMI and Down Payment
Example: Property Value ₹80 lakh • Down Payment ₹20 lakh • Loan Requirement ₹60 lakh. The actual amount a lender is willing to finance depends on lending policy, property assessment, regulatory requirements and applicant eligibility. A larger down payment can reduce the amount borrowed and therefore may reduce EMI and total interest.
Home Loan EMI and Existing EMIs
Personal loans, vehicle loans, credit card obligations or other EMIs can affect overall borrowing capacity.
Current EMIs + Proposed Home Loan EMI + Other Monthly Financial Commitments should remain manageable relative to income.
How to Reduce Home Loan EMI
- Increase your down payment — borrowing less can reduce EMI.
- Choose a longer tenure — can reduce monthly EMI, although total interest may increase.
- Compare interest rates — a lower applicable rate can reduce EMI and total interest.
- Make part-prepayments — where permitted, additional principal payments can reduce outstanding balance and future interest.
- Review existing loans — reducing expensive existing debt may improve overall affordability, subject to circumstances.
Choose a Shorter Tenure When
Your income comfortably supports a higher EMI • You want to reduce total interest • You have sufficient monthly cash flow.
Consider a Longer Tenure When
You need lower monthly obligations • You have other significant financial commitments • You want greater monthly cash-flow flexibility.
Should You Choose a Lower EMI or Shorter Tenure?
There is no single answer for every borrower. The right choice should balance monthly affordability, total interest cost and your long-term financial goals.
Home Loan EMI and Prepayment
Prepayment means paying an additional amount towards the outstanding home loan before the scheduled repayment date. Depending on lender and loan terms, it may reduce outstanding principal, reduce future interest, shorten tenure or reduce EMI depending on how the lender adjusts the repayment schedule.
Always check the applicable lender terms before making a prepayment decision.

Home Loan EMI vs Rent
When deciding whether to purchase a home, borrowers may compare their expected EMI with their current rent. However, EMI should not be compared with rent alone.
- Down payment
- Registration and stamp duty
- Maintenance
- Property taxes
- Insurance
- Loan interest
- Investment opportunity cost
- Expected period of ownership
A home purchase is a long-term financial decision, so affordability should be assessed comprehensively.
